In the tranquility of the Tuscan countryside you will find the estate of over 60 hectares which houses "Podere il Giurato" and "Casa Terra Rossa", and offers eight apartments renovated in keeping with the rustic Tuscan style, they have all the amenities you need to spend a pleasant holiday.

Failing is conveniently located in the countryside between the delightful cities of Livorno and Pisa and about 15 km from the sea.

Both properties are traditional Tuscan Country houses where you will find traditional apartments in the original Tuscan style, warm and friendly making one feel immediately at home.

Both have a swimming pool and large gardens and spaces.

In the surrounding fields you can enjoy the sight of some fine looking horses which are raised by the farm next door which also belongs to the family.

Thanks to a favorable geographical position, we are in easy reach of cities such as Pisa, Livorno, Firenze and Siena. Also close by are Lucca, San Gimignano and Volterra.
